Terms & Conditions

The approved written estimate or work order controls the service scope, price, and project-specific terms. Website use does not by itself create agreement to every service term, and warranty coverage is service-specific.

1. Scope and website use

These Terms apply to the Clean Master Exterior Services website and, when incorporated through an approved estimate, work order, invoice, or other documented acceptance process, to services Clean Master provides.

The website is provided for general information and estimate requests. Website descriptions, photographs, examples, and frequently asked questions are not a binding offer, final scope, final price, or guarantee of results. Actual results vary with the surface, condition, environment, prior coating, and other project factors.

Using the website is subject to the website-use portions of these Terms. Mere browsing does not by itself create agreement to every service term. Service terms are presented through the applicable estimate, work order, invoice, or another counsel-approved assent process.

In plain language:

  • the approved written scope controls what is included;
  • schedule and results can be affected by weather, access, material, and site conditions;
  • service-specific coverage is explained in the Warranty & Coverage document;
  • project photos are not marketing permission by default; and
  • questions may be sent to office@cleanmasterfl.com, handled by calling (772) 999-8282, or handled by texting (772) 999-8282.

2. Estimates, scope, and change orders

Estimates and proposals describe the scope, price, and service-specific notes. Only services selected and approved in writing, including an approved electronic acceptance, are included.

Clean Master performs work on the agreed areas only. A request to add, remove, or modify work after approval may require a revised price, method, or schedule. Clean Master will obtain the customer’s approval before performing additional chargeable work.

Pre-existing damage or concealed conditions may become apparent after cleaning, sealing, or stripping. Those conditions are not created by Clean Master merely because the service reveals them.

3. Scheduling, weather, and access

Service dates and arrival windows are estimates and may change because of weather, job duration, traffic, equipment issues, safety, surface conditions, or other operational needs. Clean Master may postpone work when rain, wind, temperature, moisture, or another condition could affect safety or quality. A weather-related reschedule is not, by itself, a breach.

The customer must provide safe and lawful access on the service day, including unlocked approved access points, secured pets, and vehicles moved where requested. The customer agrees to provide ordinary onsite water or electricity when the approved service requires it.

4. Customer preparation and responsibilities

The customer is responsible for:

  • securing or removing fragile and movable items near the work area;
  • securing pets and keeping people and vehicles outside designated work areas;
  • disclosing loose pavers, failing paint, prior repairs or coatings, sensitive plants, drainage issues, irrigation schedules, alarms, access restrictions, and known hazards;
  • obtaining any required owner, landlord, association, or property-manager permission;
  • following reasonable preparation, safety, cure, and return-to-use instructions; and
  • notifying Clean Master when runoff control, access, or another property condition needs special planning.

5. Chemicals, plants, runoff, and property conditions

Exterior-cleaning services may use water, detergents, and cleaning agents. Clean Master uses professional practices intended to reduce risk, including a site-specific plant and property protection process, but sensitivity varies with plant type, soil, weather, irrigation, prior chemical exposure, drainage, and property layout.

Newly installed, fragile, drought-stressed, over-watered, or cold-sensitive plants may be more vulnerable. Customers are responsible for disclosing known drainage and runoff concerns. Certain oxidation, etching, mineral deposits, or pre-existing spotting on windows and surrounding materials may not be correctable by standard rinsing.

6. Service and surface limitations

Cleaning, sealing, and related exterior services can improve appearance but may not remove every stain or return a surface to like-new condition. Discoloration, etching, pitting, rust, organic staining, wear, or deep-set contamination may be permanent or may require repair or replacement outside the approved scope.

Cracked, spalled, loose, weathered, oxidized, painted, or otherwise deteriorated surfaces may reveal additional defects after cleaning. Results vary by material, age, porosity, prior treatments, moisture, shade, temperature, drainage, use, and maintenance.

Clean Master does not promise complete stain removal, permanent prevention of growth or staining, uniform sheen or color, restoration beyond the approved scope, or HOA acceptance. A result, refund, or warranty applies only when an approved controlling document expressly provides it.

7. Paver sealing terms

Paver-sealing results vary by porosity, age, prior coating, moisture, joint condition, drainage, staining, use, and environment. Variations in sheen, color depth, and uniformity may occur.

  • Efflorescence is a natural condition of cement-based products and may appear or reappear.
  • Moisture below or within the substrate can cause haze, whitening, or a milky appearance.
  • Sealed surfaces may become more slippery when wet. Optional additives may reduce but cannot eliminate slip risk.
  • Tire marks or tire-compound reactions may occur.
  • Joint sand may move or erode because of weather, settling, irrigation, traffic, or drainage.

The applicable one-year residential paver-sealing coverage, remedies, and exclusions are stated in the Warranty & Coverage document and the approved project documents.

8. Stripping policy

Stripping removes an existing or failed coating. Complete removal is not always achievable or economically practical because of paver porosity, texture, edge geometry, sanded joints, prior-product variability, and substrate conditions.

Unless the approved written scope states otherwise, stripping is considered successfully completed when Clean Master removes 80% or more of the visible existing or failed sealant across the project area. Minor remnants may remain in corners, edges, low spots, pits, textured areas, borders, or other areas affected by prior buildup.

Work requested beyond the included threshold is separately quoted and requires approval before it proceeds. Stripping is not covered under the paver-sealing warranty.

9. Roof cleaning terms

Roof-cleaning results vary by roof type, age, pitch, condition, staining, exposure, drainage, and organic regrowth patterns. Oxidation, wear, prior repair, underlying discoloration, or some staining may be permanent.

Some roof types or exposure conditions may experience faster regrowth. A roof with excessive buildup may require additional treatment, labor, or separately approved pricing. Runoff patterns vary by roof geometry and drainage, and the customer should identify sensitive areas and known constraints.

The service-specific two-year limited roof-cleaning coverage and exclusions are stated in the Warranty & Coverage document.

10. Service-specific warranties

There is no one-year warranty for all packages. Coverage is service-specific:

  • residential paver sealing has a one-year warranty for qualifying premature, abnormal failure within Clean Master’s control;
  • stripping has an 80% removal target and is excluded from the paver warranty;
  • natural-stone sealer-application performance has one-year coverage for qualifying failure within Clean Master’s control; and
  • roof cleaning has two-year limited coverage for qualifying significant organic regrowth within Clean Master’s control.

The approved Warranty & Coverage version and applicable estimate or invoice govern eligibility, exclusions, claims, and remedies. A general website statement, photograph, review, or oral statement does not expand that written coverage.

11. Payments, past-due balances, and collections

Payment is due as stated in the approved estimate or invoice. Unless that document states otherwise, payment is due upon completion. Customers agree to use an available approved electronic payment method when required by the controlling project document.

Past-due accounts may be subject to lawful collection efforts. If a customer initiates a chargeback, Clean Master may provide the payment processor with relevant documentation. Customers are encouraged to contact Clean Master first so the parties can review a concern in good faith.

Do not submit payment-card information through the website quote form.

12. Service concerns

A customer should report a concern promptly, provide reasonably requested information or photographs, allow a reasonable inspection opportunity, and avoid material third-party alteration before review unless immediate action is reasonably necessary to prevent harm.

Clean Master will compare the concern with the approved scope, service records, and any controlling warranty. When a condition is covered, the service-specific remedy controls. Nothing in these Terms limits a right or remedy that cannot lawfully be limited.

13. Photos and marketing use

Clean Master may take photographs or video for service documentation, training, quality control, estimate preparation, or claim review when permitted by the applicable workflow and law.

Operational photography is not, by itself, permission for public marketing. Clean Master will not publicly use a customer’s name, testimonial, private address, identifiable person, or identifiable property image without a separately documented, approved permission basis. A customer may communicate a marketing-photo restriction or opt-out in writing before service, and Clean Master will apply the approved operational process to that request.

Before-and-after content must truthfully depict the same project and must not be altered or described in a misleading way.

14. Electronic communications

When a person provides contact information and makes the required service-contact choice, Clean Master may call, text, or email about the specific estimate request, scheduling, service updates, invoices, support, or the related customer relationship as permitted. Message and data rates may apply to texts.

Optional marketing is separate, unchecked by default, and not a condition of receiving an estimate or service. No optional marketing program is active through the website. If one is activated later, the required sender, consent, suppression, opt-out, and provider controls must operate. Where supported by an approved text program, recipients may reply STOP to opt out and HELP for help.

15. Privacy

Information is handled under the Privacy Notice. An accepted Wix Forms record remains the durable intake source. When the approved exact-site automation is enabled, the minimum operational information may transfer automatically through a private gateway to Jobber only after durable Wix acceptance. If that path is unavailable, disabled, fails closed, or requires reconciliation, monitored notifications and authorized manual Jobber entry remain the fallback. A website receipt confirms the Wix intake result; it does not promise that a separate Jobber record has already been created. Uploaded photos and private upload URLs remain in restricted Wix intake storage and are not transferred through the private gateway.

16. Third-party links

The website may link to services Clean Master does not control, including Google Maps or a verified Google Business Profile. Links are provided for convenience and do not mean Clean Master controls or endorses every third-party statement, service, privacy practice, or result.

Google Maps features are subject to the Google Maps/Google Earth Additional Terms of Service and the Google Privacy Policy.

17. Accessibility

Clean Master seeks to make website information and customer contact usable through accessible navigation, periodic testing, ongoing improvements, and alternate communication methods.

18. Limitation of liability

To the fullest extent permitted by law, Clean Master is not liable for indirect, incidental, special, punitive, or consequential damages arising from the website or a service.

Where liability cannot be excluded, liability under these Terms is limited to the amount paid for the specific service giving rise to the claim unless applicable law requires otherwise. For a claim governed by the Warranty & Coverage document, the service-specific remedy and limitation in that document control.

Nothing in these Terms excludes or limits a right, remedy, or liability that cannot lawfully be excluded or limited.

19. Indemnification and governing law

To the fullest extent permitted by law, the customer agrees to indemnify and hold harmless Clean Master, its owners, employees, and agents from claims, liabilities, damages, losses, and reasonable expenses arising from the customer’s breach of these Terms, misuse of the website, lack of authority to approve the work, or unlawful interference with the services.

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles, except where applicable law requires otherwise.

20. Updates and contact

Clean Master may update these Terms as services, processes, technology, or legal requirements change. The approved version displays its effective date. An update does not retroactively change a previously accepted estimate, work order, invoice, or warranty unless the parties lawfully agree otherwise.
